This article below is a great reminder for sellers who are actively marketing their homes right now. Although the winter weather has been a slow arrival in Connecticut, it is certainly here now. Although this time of year contains fewer buyers than the spring and summer, they are usually serious about finding a home. People tend to window shop less in frigid temperatures and inclement weather.
13 Tips for Selling Your Home in the Winter - When the snow is swirling and would-be buyers are scarce, a few extra steps could make a difference.

I recently was awarded with Top Listing Agent for 2006 and placed 2nd for Top Producer for 2006 at our annual awards dinner and ceremony. We reflected on the events of 2006 and outlined our goals for 2007. The food was excellent as usual at one of the area's finest Italian eateries - Roma.

I'm excited about the upcoming year. I think despite the changes we've seen in the past year with the market, the spring market will be strong. While we won't see much appreciation in prices there will certainly be a strong demand for housing. My weekly market updates will resume on Monday the 15th. I've been busy coordinating my business plan for 2007, and catching up with unfinished business from before the holidays. I look forward to informing you on the local real estate market... and as always you can reach me at (203) 758-1300 ext. 53, if you would like to speak with me personally about buying or selling a home in the Greater Waterbury area.

There are many methods of advertising that can be utilized in promoting the sale of your property. A good marketing plan combines an array of different media to provide a well balanced ad campaign to the public.
Print advertising has long been the most popular medium for marketing real estate. Publications such as newspapers and homes magazines reach thousands of people, giving your home a large amount of exposure to potential buyers. Mailings can target specific buyers by announcing the sale of your home. Flyers are a means of highlighting unique characteristics and supplying property information.
Another successful marketing tool is the open house. Opening your home to the public is one of the most effective ways to attract buyers and showcase your property. Most people have weekends off and find it convenient to shop for homes on a Sunday afternoon. Although the people who attend open houses are not all serious buyers, it still provides exposure and potential “word of mouth” advertising. Neighbors might have friends or family who are looking to move into the neighborhood.
Perhaps the medium which has made the biggest impact on the way people shop for homes in recent years has been the internet. Personal computers and the creation of the World Wide Web have changed the way we exchange information and conduct business. According to the National Association of Realtors, 74% of prospective buyers use the internet as a source of information when searching for a home. Internet websites have the ability to provide information such as multiple pictures, detailed listing information, maps and directions, mortgage calculators, MLS search pages and virtual tours. These features make shopping for a home more efficient and more convenient. This streamlined process allows buyers to find properties that meet their criteria in less time, without picking up a phone or leaving the comfort of their homes.
When choosing a Realtor, be sure to ask how they will market your property. What publications will they advertise your home in and how often? On what websites will your house be featured? Will the Realtor conduct an open house? The goal of a real estate marketing plan is to attract as many prospective buyers as possible. By making use of all the advertising options available, your home will get the exposure it needs to get noticed and improve the chances it will sell.
